Breach of rent agreement in Delhi and rent agreement made for 11 month

1 student has taken a room on rent and sign a rent agreement for 11 month of RS. 50 stamp papaer and it was arrested by notary . In rent agreement it is clearly mentioned that tenat can not vacant room before 11 month and after that he can vacant after giving one month notice. And he has to deposit one month security amount but after passing 6 month he has not paid security amount and when landlord asked for security deposit tenant is saying that he will vacant room by today without giving notice as well as compensation. So please suggest that what should we do in this case.

You have not mentioned the rent amount. I don't think the rent for the remaining months would exceed Rs. 50,000/-. Having said that if you initiate a legal action, you may end up paying more towards the litigation cost. It is advisable that you send a legal notice through an advocate and if you are fortunate enough, he may pay rent for the remaining months.
