Bought an SC/ST land, procedure to get the registration done?

21-Jul-2023 (In Property Law)
Hai attorney My grandfather brought a government agricultural land from ST's directly. At that time he didn't registered that property. But he took the registered papers from them and took the signatures of those people on new stamp papers.During the division of properties that property divided into four halfs and my father got 1/4th of the property but my father gave money to my uncles and he bought that remaining 3/4th land.My father took the signatures of my uncles on new stamp papers.Upto now that whole is not registered on my father name. But my father have the original papers of that land and signatures of those people(on whose names the land is there). So, can any one please tell me the solution how to register that land on my fathers name.

Unless the sale deed is registered, you father or your uncles will not get any right over the property. The signatures you have obtained from the original owners on the stamp papers will be of no use. When you did not get the right in the property, the question of division the property in four parts does not arise.

The only solution is that your father has to get the sale deed drafted now and should obtain the signatures of the original owners and should be registered in sub registrar office either in the name of your father or all uncles names. If one or more of the original owners have died, you have to obtain signatures of deceased legal heirs. The original owners may refuse to register and they may demand some amount. You have to convince them and pay some amount. This is very complicated case. If you fee any problem you can contact me through Lawrato.
