Area mentioned in sale deed different than physical area

Bought a villa from a builder, it's a corner site. We were provided the dimensions and area on the agreement to sell. The same was provided on the sale agreement. On getting the surveryer that the physical area is less then mentioned. On asking for the change in the agreement to sell and sale deed he is not agreeing. What action can be done?
