Applicability of law of limitation on a fraudulently done deed?

23-Nov-2023 (In Property Law)
If present Sellers (legal heirs of their Late Father - who originally sold property with their consent & participation) who did not have right / entitlement to their knowledge but colluded with buyer & Talathi and re-sold Property (taking advantage of their Father name not having been changed in 7x12 extract) by fraud and if more than 3 yrs have passed since; then would law of limitation apply - would fraud sale registered deed become legal?? What happens to older deed executed by Late Father of same Property that has not been challenged.

The older deed if registered in subregistrara office .then no problem .after registration u get index two copy, with that help u can record your name on extract of the property. U take mutation entry ftom talathi of your trnsaction entry which u registered sale deed. The date and year u know then take that year entry.
