Advance money for sale of land in kerala

I’m selling my house and land for Rs 60 Lakhs to an NRI buyer working in Dubai. He sent Rs 10 Lakhs as a token in January 2025, and the sale registration is planned for November 2025. To help my daughter buy a home in May 2025, the buyer agreed to send Rs 40 Lakhs in advance. A friend mentioned FEMA rules, and I want to understand if receiving this amount early is allowed and what key points I should be cautious about.
there is no impediment in receiving the amount early since it is a transaction related to the property the application Fema will not be effect your transaction and there is exemption for transaction of property
