Adi aadharam is must or not for buying land

We are going to buy land in palakkad kerala..but the seller does not have Adi aadharam with him. I would like to know whether without Adi aadharam can I buy. Is it possible to register? or I will face any issues in future because of this adi aadharam?..will I get resale value?..kindly assist me to buy or not

by depositing the so called adi adharam, the title holder can raise amount so it is safe to have the base documents atvand before the registration of title deed. it cannot be advisable to purchase a property to which mo title deed is there
