A KHARAB land issue - Request expert opinion

Sir,Bought a site in a layout through a developer which is issuing BBMP E Khata.The land owner after sale who himself has signed the sales deed is threatening me that I have constructed the house on a A Kharab land stating that the alloted land for cultivation was 4 acres only. The paani - Kandaya is mentioned as 5, cultivable is 4.Discussed with the developer, showed me records pertaining to BBMP approvals & mentioned that land lord is demanding extra money so he is creating un wanted ruckus.
I have gone through the query.
Kindly produce the all the sale deeds, approvals, Katha, tax paid receipts and RTC.
so that we can advise you better and also we need those documents for better clarity
