Distribution of property owned by muslim woman and its validity

A muslim mother had a self owned property and she gifted her whole property to her unmarried son. But unfortunately he died due to heart attack.The mother is still alive and is willing to sell the property giving equal share to his sons ( 2 married) and daughters (2 married and 1 unmarried). Question 1. Does she have a right to sell the property and give equal shares to her sons and daughters? Question 2. After the demise of the muslim mother what is the share of sisters and and brothers in the unmarried deceased brother property according to muslim law?
