What to if the tenant is not returning the keys to the landlord

Hi, I need legal advice on tenant and landlord agreement condition. We tenants give notice to landlord on 1st july 2018 that we are vacating the flat on 31st july 2018 as our legal agreement will end on 24 August 2018. And they deduct july 2018 rent 20k from our 60k deposit. But they replied if we are not giving them rent for july we have to vacate the flat on before 8th july on 2 days notice only. otherwise they will take any legal action on us and we have to pay some extra charges per day apart from rent. We vacate the flat before 8th and ask them to visit the flat and inspect it and return the deposit amount then we will give them keys back. But now they ask us to courier the keys before yesterday 4 pm otherwise they will fire FIR against us. What we have to do in this case. please reply as soon as possible.

if they are replying to every query through letters than i would suggest you to write the legal letter to them and ask them to visit the flat and to mention specifically in the letter that we want your inspection on the specific reason so kindly inspect the same and for speedy delivery of your notice Bombay High Court had allowed to deliver the letter through Whatsapp so kindly do the same as soon as possible.

This is my response to you:
1. So have they taken the rent of July ?
2. Nonetheless send them the keys or give it to your agent if you wish to vacate early or wait till 31st July;
3. They cannot randomly file an FIR, there cannot be such urgency;
4. Whatever happens they cannot file an FIR, since you have agreement till 24th August;
5. So ask them to peacefully let you vacate the premises on 31st July and return your deposit (there is nothing like 2 days notice, minimum one month notice is mandatory from each side);
6. If they do not respond well then send them a legal notice.
