Urgent Help Needed – Apartment Maintenance Issues

Our 22-flat apartment in Kukatpally, Hyderabad, requires a monthly maintenance fee of ₹900 per flat. However, 5-6 owners haven’t paid for two years, leading to a ₹60,000–₹90,000 deficit and making upkeep difficult. Despite repeated reminders, they ignore calls and messages, and most don’t live here. Even the owner of an empty flat refuses to pay. The 25-year-old building lacks drainage repairs and painting. If each flat contributes ₹13,000, we can fix these issues, No Response from 10 flats.

Maintenance is mandatory even vacant flats. Immediately send a statutory notice under the Telangana Apartment Act section 11 . Mention dues 900* 24 = ₹21600+12% p.a interest. Send via register ID + WhatsApp + mail ID + affix to the defaulter's door. Hold emergency meeting and suspense non essential services for defaulters. Apartment maintenance payment is mandatory under Telangana Apartment Act Section 23 . Approach (RERA) authority for dues + penalty under section 20. File for deficiency in service against defaulters .
