Tenant vacated by keeping the premises locked

My tenant has vacated my commercial property but kept it locked. He hasn't paid rent for 2years. As a land lord, what I should do ?
Hello Sir,
Since the Tennant have locked it and keys with him and you claim he hasn't paid rent for 2 years technically he hasn't vacated the premises. You can file eviction petition on non payment of rent or on act of waste since he himself hasn't used the property for long-time. there are other ways too.

If you know the tenant's present address, send him/her a legal notice demanding vacant possession of the property and payment of all arrears of rent on or before a set deadline. If there is no response, file a suit praying for an interim order for taking possession of the property immediately, pending final disposal of the suit.
