Tenant Not Responding to Calls & Not paying rent

I live out of state for the last 6-7 years. I have a house in kolkata under my mother's name and we haven't been able to go to kolkata to deal with our tenants for personal reasons. Our tenant's Agreement expired 2-3 years back. Now I got caught off in work and for covid complications couldn't keep up with them. The tenant have stopped paying rent for the past 1-2 years and always assures that they will pay the pending amounts. Now the tenant is not picking up calls and we cannot travel out of state because of restrictions. Please suggest.
if you have someone whom you can rely upon here in Kolkata then you can execute a power of attorney and he or she can file the case on your behalf. in case that is not possible then you can take the help of a lawyer who can be both your counsel as well as power of attorney holder and he or she can do everything needful on your behalf and get the tenant evicted by due process of law.

It is necessary on your part to give Eviction Notice to your client due to non payment of rent. If the tenant is not paying the rent to Rent Control,then he is giving you fair chance to evict him from that premises through Eviction Suit.
