Tenant not paying the rent nor evacuating

Hello, My uncle has given his 2bhk flat in rent on 01st january 2022, unfortunately he died on 26th january 2022 in Rajesthan where he use to work.Now the tenant is niether paying the rent nor ready to empty the flat.since my uncle was unmarried we asked the tenant to pay the rent to my late uncle's mother.Its a 11month agreement kindly suggest what to do next.

serve a legal notice upon the tenant and then proceed with either eviction suit or sue them for specific performance of contract as the case may be. ideally you should meet a lawyer with all the papers and you can proceed therefrom.
