Tenant not paying rent since they joined

My tenants haven’t paid rent since they joined, they have failed all commitments of paying amount until now. I have given them notice, now they are not ready to vacate also. My deposit amount is adjusted to the unpaid rent now, so they are living free of cost now. Please help
Well, if your Tenants are not ready to vacate, then, you can file an Eviction Suit against them in the Small Causes court on the ground of your Bonafide Requirement under the concerned provisions of the Rent Control Act of your State
