Sale agreement on 500 Rs e-stamp

Hi,
we had a sale agreement on 6Acre agriculture land, which we agreed on price of 45Lakhs
and i paid 5Lakhs as advance through check and mentioned all details in 500Rs e-stamp paper and got signed by owner, now owner is not ready for registration, He is telling that his sons are not agreeing, its a ancestral property and his sons are major, Let me know how to proceed, still all terms and conditions mentioned in agreement still holds good, Let me know how i can put a case against him.
File a suit for specific performance of contract against the seller you may need to pay court fees on the total sale consideration.. Feel free to contact for further guidance you need to issue notice first thereafter file a suit

You have to contact a lawyer and give your him a legal notice,and then file a suit for specific performance, however you need to ascertain that whether he has proper title over the suit property and when you file the case you have to pay proper penalty as the amount of your e stamp is not proper.
