This is my response to you:
1. The rent receipts have been transferred then you must execute a rent agreement with the landlord afresh;

2. The registration will happen after payment of stamp duty which is mandatory now;

3. Rent agreements are required to be stamped, with a flat stamp duty rate of 0.25 per cent of the total rent for the period. In case any non-refundable deposit is also paid to the landlord, stamp duty at the same rate shall be charged on such non-refundable deposits, as well;

4. You can do the same online as well: https://efilingigr.maharashtra.gov.in/ereg/MainForm.aspx .

It is not creation of s new tenancy or New right in favour of son. The tenancy right is heritable and consequently tenancy rights devolved upon son to whom the rent receipt acknowledging receipt of rent is being issued
Therefore neither any agreement nor registration thereof is requiref
