Landlord took loan and not paying emi

Hello, i took an office on rent on 1st july 2022, the owner took out a mortgage loan on the office via n nbfc in august 2022 without informing us. Now he has missed 2 emi’s and the nbfc with a law firm has put up a notice to pay the dues, i have paid 16 lakhs refundable deposit for the rental, my agreement expires on 28/2/2025. I am asking the owner to pay my money back so i can vacate the premises as i dont want to get into his trouble, what are my options here? Need some advice, thank you :)

Well, if he is not paying the Bank Loan, Do you think, that, he will refund your Rs 16 Lakhs of Refundable Security Deposit? Anyways, in order to recover your Security Deposit from him, you have to first send him a legal notice, if things won't work out after sending legal notice, then, you have to file a case against him.
