Landlord not returning token amount what legal action can I take

We have paid Rs 10,000 as a token advance to a landlord whose property we were supposed to rent.But due to personal reasons we can't shift to that house and have informed the landlord but now he is refusing to pay back the amount. There has been no agreement signed yet. He is avoiding our calls and told us blatantly that he would not return the money. We saw the house through a real estate agent. And he had given us a receipt on paying the token amount. The receipt doesn't mention "non refundable" amount anywhere.Can I take any legal step to get my money back?

As per your query, you can issue a legal notice to the landlord for refunding your token money. If there is no response, you file a case against the landlord and take him to the court.

Also, keep the receipt safe for future use and present it as proof in the court.

When it is the case, you issue legal notice to him refund the amount which has been paid as an advance, by giving him 10 days time to refund the money, if he didn't reply and failed to refund the amount within the given time then file a suit for recovery of money.
