Landlord not accepting the rent

My paghdi home landlord sold the property the new landlord is not accepting the rent i feel that he might suit eviction file under rent act, tried giiving him cheaques through speed post but he never deposit the cheaqes. Plz guide
You hav to do continuous communication and send rent through money order. if return send again after some days. Comminute in writing. Will come in ur rescue. consult for detailed legal assistance immediately for further line of action. don't delay further.
