Issue with vacating Sub-tenant

We had let-out our property to a Pvt Ltd company on rent for two years, on the terms that they can sub-let the property. They then leased the property to a family for a fixed lease amount for the same period. The agreement was supposed to end by Nov-2021 and the tenant (Pvt Ltd) requested us for extension reasoning Corona. We then drafted a New Agreement for Five months & notarised. The New Agreement comes to end on 10-April-2022. Now the tenant (director of Pvt. Ltd company) is absconding taking the amount from sub-tenants. He has done this for many others also and few people have filed a police complaint on them. Regular rent to us is not paid by the tenant since over seven months. (They had promised us to settle everything by adjusting the security deposit by the end of the rental agreement). We have taken a security deposit of Five months' rent. Now, what should we do to vacate the sub-tenants from occupying our property? The property is located in Bangalore. Kindly advise.

okay I understand your questions now your tenent obsconding and he gave your property to sub tenent so you do one think you have to give one legal notice to your tenant and sub tanant also than you have to vacate them once legal notice sent them then also they are not vacate the property you have to file a ejctment suit againest them if you need any legal help contact me thank you

You will need to file a case for eviction against your tenant and make the sub-tenants also a party. This is a civil case for eviction or ejectment. You can also file a complaint against the tenant for fraud and cheating. Since it is company, you can make all directors a party to the case and police complaint so that pressure is built on the company. Even if one director is absconding, company will be liable.
