Clarification regarding Tamil Nadu Rent Control Act

Whether New buildings are excempted from Tamil nadu rent control act?.if so for how many years?.if want to proceed against tenant for eviction for rental default ?

There's no such classifications.
You can proceed against your tenant for the default in payment of rent.
You can file an eviction petition u/s 10 2 (i) of TN buildings (lease and rent control) act 1960.

To my knowledge, there is no such provision exempting new buildings from the purview of the Rent Control Act. For default of rent and repossession, the property owner can very well resort to legal action against the tenant.
