Distribution of deceased property

I m Muslim,sub caste SHIA. My father passed away in 2011. I m the only son and three married sister and a mother.My mother is living with me. Among 3 sisters, one is living abroad. How my father's property should be distributed among we all five heirs. My father also had a rental shop.We both were handling that shop.As I m the only son , at present I m handling that shop.Rental shop receipt bears my father's name. What to do , to get rental receipt on my name ? Plz. Guide.

Under Muslim law the property of deceased is first utilize for his debts and thereafter to legal heirs. In this case as there are 1 son, 3 daughters & 1 wife, they all are entitled for share. Hence the property will be transferred to all legal heir as per the ratio provided in Quran & Muslim law. You will have to first apply for a Legal heir / succession certificate from a Court of Law.
