Procedure for the ratification of DOD

Executed sale deed & deed of apartment in November 94 singed by constituted authority,. consenting party, the purchaser. Four parties gave POA to attorney. Now when I want to sell three mistakes came out in DOD. Wrong mention of flat number, plot number and plot size. All four party and attorney have expired. Registrar refused to register my DOC for wrong DOD singed by consenting party and purchaser. Please suggest recourse to rectify the DOD.

Any documents like Sale Deed, Apartment Deed, Release Deed or any documents there is one para after you mentioned the party details that" the Party includes his heirs, executors, administrators, legal representatives, successors etc., " if the concern person expired then the deed is binding on the above referred persons . You can make a ratification deed on Rs.500 non-judicial stamp paper mentioning their current representative or heirs name and register the same.If registrar again refused to registrar the same then take his objection on written and directly file an complaint before the Ass/ Dy/ Joint Dist Sub-Registrar within your jurisdiction.
