In order to apply for anticipatory bail surety is not required, only after the petition is allowed will the court direct regular bail within 30 days from jurisdictional court. at that time if the court imposes condition to furnish 1 or 2 sureties of like sum then surety must be produced.
Property papers originals along with tax paid receipt, katha certificate, extract and latest E.C must be produced. In your case if surety is producing attested copies of the documents, that means there is already a charge on the property i.e., there is a bank loan on the property, such sureties are not accepted by the court.

You can produce the photocopy of the property paper which are notarised but when the court calls for originals then your friend need to explain that the Originals are with the bank due to pendency of loan.
