The 47-page section of the document has been edited

06-Sep-2025 (In Criminal Law)
Before registering the document in the deed register, the numbers indicating the number of sheets and the numbers indicating the pages have been erased and edited with a whitner. When scanning to hide it in the record, 44 pages were scanned online, the area with the stamp at the bottom was half covered, and 4 sheets were left blank. The deed was registered without being verified by the sub-registrar. Can this be registered as a criminal case and the deed cancelled?

The alteration of deed/document without the consent of other party amount to forgery and fraud, because altering a deed/document before or during registration with the intent to mislead is a criminal offence. you can file a criminal complaint against them and simultaneously file a civil suit for cancellation of the sale deed. feel free to contact for any legal advice.

Dear Client, 1. Yes. Tampering, erasing, or altering a deed with whitener amounts to forgery, cheating, and fraud under IPC. It can be registered as a criminal case against the parties involved. You may also file a complaint before the District Registrar/Inspector General of Registration to enquire and cancel the deed under the Registration Act. Civil suit for cancellation can also be filed in court. 2. Consult an advocate to discuss your case in brief. 3. You may schedule an appointment regarding your case by phone or email at your convenience. Thanks & regards, Priyanka Advocate Coimbatore
