NEED Recovery of Finantial Fraud

A known person in my village sold land to my father in 2012. my father gave him cash of Rs 4 Lakh . The person signed in the notarised paper. but for registry he said there is a legal issue in the land. someone suied civil suit on the same land . he will register the property after winning the case. he lost the case now not returning money. last year i sent a legal notice for money recovery on behlf of my father, he paid partial money and promised to return all money. now he is not responding.

U file a suit for specific performance of contract as u have a notarized document .After giving money he is not doing the registry in ur favour. Through thiis suit for specific performance of contract the court will pass decree for doing registry .File a criminal case also against him for cheating ,Criminal breach of trust also.
