You have to file a suit for cancellation of the forged deed or you may also file a suit for declaration that the said deed is not acted upon and not binding upon you and/or your mother but for both these suit you have to state that in which year the said forged Deed has been allegedly executed and when you have got the certified copy you may contact with any lawyer with your title deed and the certified copy of the forged deed and other document regarding the property.

You should immediately file a civil suit challenging the said sale deed. If there are so many discrepancies in the Deed, it can easily be declared a fraudulent Deed and further declared null and void, clearing the right title interest of the property in favour of your mother.
