In civil law, one Khasra number (land parcel number) cannot legally exist at two different places. If it appears in two locations, it usually happens due to clerical mistake in revenue records, overlapping boundaries, or fraudulent manipulation of land records. Such duplication can be challenged through proper legal remedies. If a decree (court order) has been passed on the basis of a wrong or one-sided agreement, the aggrieved party has the right to challenge it. You can: 1. File an appeal or review before the higher court under the CPC (Civil Procedure Code), pointing out that the decree was obtained on the basis of misrepresentation or fraud. 2. Approach the revenue authorities (Tehsildar/SDM) with an application for rectification of land records if the duplication of Khasra number is due to clerical or mapping error. 3. File a civil suit for declaration and cancellation of the wrong decree/agreement if it prejudicially affects your rights. Since fraud vitiates even the strongest legal order, a decree obtained on the basis of misrepresentation or a one-sided agreement can be declared null and void by the competent court. Immediate legal steps are necessary to protect your interest and avoid further transfer or encumbrance of property.

Yes, a single Khasra number can sometimes appear at two places, but this usually happens because of wrong entries, clerical mistakes, or manipulation in land records. Khasra numbers are supposed to be unique to a particular plot in a given village, but if records are wrongly updated, the same number may get reflected in two locations, leading to disputes over ownership and possession. If a decree (court order) has been passed on the basis of a wrong or one-sided agreement, then it is a very serious issue. Such a decree can be challenged by filing: Appeal / Revision – If within limitation, you can challenge the decree before a higher court. Application for Setting Aside Ex-Parte Decree – If the decree was passed without hearing you. Suit for Cancellation of Decree / Agreement – If fraud, misrepresentation, or error in land records is involved. Revenue Authorities – Wrong khasra entries can be corrected through revenue court proceedings. I have legal mechanisms and online tools that allow me to take up such matters from home itself by filing applications, objections, and appeals in proper legal forums, ensuring you get result-driven remedies without unnecessary delay.
