Redevelopment of a Cooperative Housing Society

In our small Society (where there are 10 Agreements but only 5 families live) for the last over a year, there is no Chairman and no one is now willing to become the Chairman. In this case, can we go for the Redevelopment of the Society and also Deemed Conveyance or we have to first have the Chairman and then start the process? Also, our Books of A/cs have not been audited for the last few years. However, the Accounts, Balance Sheet and Statements are all ready and uptodate. Is it required to be audited for the purpose of redevelopment and Deemed Conveyance?

Even, if you go for the Society Redevelopment, it is not going to make sense, as you already said - No one is willing to be the Society Chairman out of the five families living in your Society & as such, without Chairman, no Society Committee can be formed.

You guys should appoint a Chairman in the existing Society & he is the one or Secretary who will represent the Society before the Registrar of Societies for registering the Deemed Conveyance. Audit of the financial credentials of Society is not required for Deemed Conveyance. Just, you guys, have formed a Registered Society after or before taking the possession of Flats in the Society is quite necessary.
