Ownership title of my uncle died instate

My uncle died at age 48 on 12/12/2015, He was not married, my grandfather and grandmother died way back. At present only my father is alive along with my another uncle two son, my father also have three sisters, all married, After my uncle's death, my father along with my cousin brother submitted a written application in tehsil rajatalab, varanasi, where lekhpal submitted the report in our favour, just after this my bua (father sisters) Claim there right over my uncle's property with unregistered will dated 8/01/2004 in different court and registered their name in khatauni, since than the land is disputed, My question is that does they hae right to claim the land with unregistered will, Does my father and my cousin are natural heir of that property. Meanwhile two of my bua's sold that land, is it legal, can i lodge FIR against them,

As an immediate relief you should file a suit for cancellation of sale deed on the ground that she did not possess the necessary title to pass it further. Moreover, if it’s an unpartitioned land then in any which way she has to first has to get the land petitioned and then only any third person can enter in the property.
