origin of the property is an important aspect to give reply to your question. If the Property was your mother's exclusive, she can register a gift deed in your favour and is a valid one and your siblings have no right to challenge the deed and they cannot demand for partition. If the property is an ancestral one, your the gift deed will not bind the rights of your siblings.
