Delay in Possession and Refusing to pay compensation

Hi there, I booked a flat with builder on August 2019 and paid 20k as booking amount and then they scheduled payments in sep and oct however when i booked they promised that they have tie-ups with bank so you will easyily get loan. however when we applied load it was rejected in 2 banks then i decided opt out frm this. but they told will get you loan from bajaj finserv pls dont cancel the booking then i got loan. then i made all the payments thy promised to deliver the flat by Oct 2019 but till march they didn't deliver when i asked about comestaion they said they will reduce this amount when i make a final payment and sent a email fr the same. but now they are saying we can't give you compensation do whatever you want to do. Pls help me in this case
