Buying land in litigation in Maharashtra

I am buying agricultural property in Maharashtra. So, I published notice in local newspaper for any objection by anyone. As a result one person approached and objected as he had paid around 8 Lacs for the same land. Now, the owner is saying he will pay the person from the money we give to him. And before to that he will NOC from the person objecting sale of the property. Is this good approach ?

But on sale deed you take consent of that person who has approached to you. On sale deed you can mention about his right of relinquishment.Therby his legal right can be finished.After that he will not object for sale transaction.It is safe for you.
