Buyer wants to back out after 8 months

11-Mar-2026 (In Civil Law)
The buyer had initially approached me to buy my agricultural property of 3.3 bighas within 2 weeks, he paid 20% of total sale amount as advance in mid-July and stopped responding. Buyer refused my request for the refund so that I won't be able to look for other buyers. After 7 months he wants to back out because he doesn't have the money. Am I obligated to return the advance amount as I lost out several prospective buyers in this time?

first of all, the agreement for sale needs to be checked. the clauses are important. the mode of payment and your request for refund. since there has been a delay in cancellation of agreement, you can ask for deduction.
