How to sell a Property which is in my father's name who is not alive.

I want to sell a flat which is in my father's name. Father is no more. I am his one and only child. There is no will written by my father. Mother is alive. I have got legal heir certificate from chennai corporation. Can I sell this flat and get money. What are the problems you foresee If I want to sell this flat.
As your father died intestate I.e. without any will. You and your mother are legal heirs now. You need to transfer the property in your name and your mothers. Once it's in your name you can sell the property.
