Bank agent is asking unnecessary demanding the cancellation charges

21-Jul-2025 (In Recovery Law)
I planned to sell my flat due to relocation and health issues. A buyer from NoBroker agreed at ₹1.12 Cr and paid ₹1L token. Possession was to be given on final agreement or loan takeover. Later, he insisted on early possession after paying only ₹10L by cheque. Due to this, I returned the token. He is now demanding ₹17,990 as loan cancellation charges without receipts or proof. I'm under medical stress. Please advise how to handle this legally.

The buyer violated the agreed terms by demanding early possession without executing the final agreement or loan takeover. Since you refunded the token, his demand for ₹17,990 without proof is not legally valid. You are under no obligation to pay such charges. If he continues to harass you, consider sending a legal notice and filing a police complaint for intimidation. Maintain all written communication and proofs of refund to protect your position in case of any future dispute.
