Will I have to pay society for the transfer of property

My father wants to transfer the flat in my name while he is alive The flat is located in Thane city, Maharashtra I went to the sub registrar office to esquire. He told me that while there is no stamp duty applicable, I will still have to pay 1% registration and 1% LBT (Local body tax). So I will still have to pay 2% of the Ready Recokner rate applicable. Is this justified? can someone guide me how can I transfer the property in just Rs 500/- Will I have to pay society also for the transfer of the flat.

You can transfer the said flat through gift deed and the only charges as stamp duty and registration fees will be Rs.500/- and the same will be transferred on your name. For this you need to prepare a gift deed and register the same with the SRO.
