What will the effect of non registration under maharera

I am looking to purchase a flat in a residential bldg of 7 floors A and B wing.The bldg received part OC till the 6th floor of both the wings on June2014 and received full OC AND BCC on 31.07.2017 for the remaining 7th Floor B WING. The apartment i have booked is on 7th floor B wing. The builder did not register under Maharera stating that Rera not applicable since Full OC and BCC obtained on 31.7.17 . 7th Floor B WING has 4 flats in total. Is this correct and will this affect me during documentation while applying for loan from SBI

This is my response to you:
1. This is not right because the builder still has to register with MAHARERA;
2. Since the Act came into force on 1st May, 2017 therefore the builder needs to register under MAHARERA;
3. Since the OC of the building came after 1st of May 2017 therefore the building has to be registered under RERA;
4. According to the regulation, all projects that have not received Occupation Certificate and are being sold or marketed must be registered with the authority.

Since the project is already completed and OC and BCC are issued to the Building, RERA Registration is not mandatory. As you informed that you are taking home loan for buying the aforesaid flat, the lawyer of the banker itself would give his legal opinion, pre-sanctioning of loan.
