What to do if one wishes to take back the gifted land

Hello! I have a doubt about the rights of a gifted property or donated property. My cousin sister had bought a site in Karnataka by her hard earned money, and allowed her own brother to build his house in the plot only on the condition that he will take care of their mother. Her brother built the house and took care of the mother for about 1 year, and later asked my cousin sister to gift the land to him and blackmailed her that if she does not gift him the site, he would leave the mother on roads. So, she donated the site to him. But now he is not taking care of the mother. Can she take back the land? Or what rights does she have on the land? We are Hindus.

1. The gift deed can be revoked at any point of time during the life time of donor.

2. If the gift deed is registered then issue legal notice to her brother on the word of revoking of gift deed.

3. Approach registrar office where the gift deed was registered to cancel the same.

4. Approach a lawyer to get this process done.
