What are the ways to transfer property

I am a Muslim from mumbai 42 yrs old living abroad wit my 2 kids of age 20 and 17.I living seperatley from my husband since 9 yrs because of his bad behaviours.i didnt took divorce or he given divorce to me yet.i am in least contact wit my husband and his family now.my husband married another lady 6 month bfr.my father in law have lot of properties in mumbai. Now father in law called and saying that he want to give the flat which father in law , my mother in law and my husband and new wife living at present to my kids. He saying he will make documents writing that after father in laws death its for my kids.its preparing in my kids name only.so my question is how is the best procedure to recieve that property from father in law. My husband and his new wife and husbands brothers and sisters wil be having any right on that flat?

The best way to transfer the property is to execute a gift deed in the name of your sons. But firstly the property should be a self-acquired property of your father in law.Inherited property cannot be transferred as per individual wish. He can also execute a will and register it stating that he had executed a gift deed in favour of his grandsons and any dispute if any one arises over the same , their individual share in the property shall be parted for the legal expenses created by them

Gift, will, release deed are the means by which the property can be transferred. Your Ex- husband and his brothers and sisters have equal right on that property if it is ancestral property. If is is not then Your father in law have full authority to transfer ti by any of the above way.
