What are the rights of landowners in redevelopment?

17-Mar-2023 (In Property Law)

We purchased a piece of land in 1996 (we also have the conveyance), a part of which was already leased to someone. The lessee constructed a pagadi structure and rented it out to tenants. This lease was a stipulated period lease and the reversionary rights are with us. Before the lease expired (ie on 31 Jan 2016) the lessee sold the lease rights to a builder. The builder does not agree to fulfill our demands. He has already managed to secure consent from his tenants. What are our rights as landowners? Can the builder take support of tenants and bypass us?

As per your query, the lessee cannot sell the lease rights to anyone without your consent. Also, once the lease period has expired you can ask the tenants to evict from the property.
As landowners, you can live the tenants a notice to vacate the property once their lease period is over.
