What all legal documents are required to verify before buying a house?

Dear Sir/Madam, I am planning to buy an apartment in Chennai. Truly appreciate if you could give the list of documents to be verified before buying the property and kindly advise the fee for the same. Regards,

The following documents are to be verified:
1. All previous documents at least for 30 years in order to trace the title.
2. Encumbrance Certificate for the previous 30 years.
3. Power of Attorney, if any, held by the flat-promoter.
4. DTCP approval.
5. Building plan approved by the local municipality or corporation.
6. Completion Certificate issued by the local municipality or corporation.
7. Occupancy Certificate the local municipality or corporation.

You need to collect all the originals of
1. Title deeds (sale deed, settlement deed, partition deed, will, gift deed, if any)
2. Revenue documents such as Patta, chitta, adanga, Property Tax Receipt, etc.
3. Approval (Lay-out approval and/or Building plan approval),
4. EC (Encumbrance Certificate) for at least for 30 years from present date.

First you get all the documents from the promoter namely the parent documents ,etc., Normally any promoter will give a set of papers. so you go and collect those papers then hand over the same for the scrutiny of the lawyer to verify the title.
