What all documents needs to be verified while buying a property

We recently finalized a property in anchetty. A good friend suggested all these documents needs to be property verified EC,Joint Patta, A register, No Tax due certificate, Possession Certificate, Adangal,AgricultureCertificate, Tax receipt. Although a broker is involved in between we want to make sure everything is ok from there ends Please suggest other than these docs what else we need to check? What all documents can be verified online HOw much time generally it takes to get all this done. Property belongs to the persons granfather and his father as well as grandfather both passed away, they need the vaaris cerificate as well, please tell how much time will it take.
If the property belongs to deceased grandfather, chek how many legal heirs he had. Then his legal heir certificate certifying hid father is the legal heir to the property. His father's legal heir, check who are legal heirs. If there is a partition deed or family settlement check to whom the property now vest. Get Encumbrance certificate from registration office, yiu will get it online within time or in a day from register office. Check patta of property, it is available online or you will get it yhrn and there from taluk office. Check what type of property it is, if it is commercial property, check when it converted. Check who are the present owners of property and confirm all will sign in sale deed. Above all can be done in 2 or 3 days

The title of the property has to be verified for the preceding 30 years at least. It is better to engage a local lawyer, produce all the documents to him for his scrutiny and opinion on the title of the property.
