Varying dimension in Patta and document

12-Sep-2023 (In Property Law)
Sir/Madam, We bought a plot measuring 2360 sq.ft. which we got registered in 2007. We applied for PATTA and got it in our name in 2009, but dimensions in PATTA and sale deed are varying by 4 feet in length and breadth but total area extent is same in both document and PATTA. The plot actually has dimension similar to PATTA and also we confirmed this with field surveyor. We constructed compound wall as in PATTA in 2012. Now when we sell the property, will there be any problem? How to make the sale deed as per the actual dimension of the property or as in previous sale deed?

In this case, These may be typographical errors (we say like) or because of improper comparison with the property documents like the transfer deed, sale deed, title deed, revenue records etc. These errors can be rectified through the execution of a supplementary document called rectification deed. I have a vast practice in that area you can seek my assistance in your matter.
