Validity and criticality of Rs.100 stamp paper in land sale

My father given in writing with his signature on 100 rs stamp to opposite party the land he owns is sold to certain amount to opposite party. The stamp is not notarized anywhere. Is that stamp is valid to prove my father has sold land to opposite party.
