Transfer of propert through Gift Deed

My father had a 1 BHK flat in co operative society in Mumbai. After his death, the flat is transferred in the name of my mother as she was nominee. My father has 2 sons & 2 daughters. Now we all decided to transfer this flat in my name through GIFT DEED. Our property consultant says that the deed will be between my mother & me. And my 1 brother , 2 sisters will give NOC for the same. He says that name on the share certifiacate is mother's only But I said him to make GIFT DEED between (My mother, 1 brother, 2 sisters) & me. I am confused that how many doners will be in GIFT DEED 1 or 4

As per your query, only your mother will have the right to gift you the property as presently it is in her name only and she was the only nominee appointed by your father. In order to make a proper gift deed your mother should be the donor and make sure you get an NOC from all your other siblings in order to avoid any future conflicts or confusion.
