Transfer of Pagdi property to Non family member

Hi, Sir me 27years staying in a Pagdi system building since my birth, as my Neighbor (uncle and aunty is 75plus age) dont have kids also no other family member to inherit the property. As they are willing to give the property to me as a gift, what will be the legal formalities for this transfer of pagdi property?
If the property is occupied by a tenant then after execution of the gift deed you need to intimate the tenant accordingly about change in ownership. If your uncle and aunty are executing a gift deed then you need not do anything other the aforesaid. Feel free to contact me for seeking any legal advice/assistance as regards the same.
