Your grandmother can give away her property to you as and way of a Will or a gift deed. As far as Will is concerned, the same can simply be registered and will attract basic registration charges. It may also not be registered as the same is not mandatory. Feel free to contact me for seeking any legal advice/assistance as regards the same.

your grandmother can gift the property rights to your mother and your grandfather is not needed for the same, provided your grandmother is the sole owner of the property. documents needed will be adhaar card and pan card of both parties and house agreement, electric bill and noc from housing society is also required.
