Tenants claiming over property after owner's death

hello sir, i have a property of 10 houses side by side in one area and the property/houses is in the name of my grandfather(died) 20 years before. Out of 10 houses 6 are occupied by some tenants long before without any agreement. The tenants are now saying that they own the property/houses and from 15-20 years they are also not paying the rent saying that the owner is dead so their is no owner. They also purchased electric meter on their names. Is their any solution and how to evict them from that place. But one more thing is that i dont have enough documents of the property . I am having aakhiw patrika .Thank you

The tenants have a say in this situation if around 12 years have passed since they last paid the installment for rent. As there was no agreement for the lease, the date from which the tenants stopped paying rent, if 12 years have passed and you took no action for the same, then it falls in the purview of 'Adverse Possession". However, you can gather all the documents supporting your claim over the said property then you can send eviction notice, and file a case for the same as well in the jurisdictional civil court seeking eviction along with the payment of the rents along with arrears.
