If the landlord increases the rent arbitrarily what about rescission of contract and damages

As per law the landlord increases the rent of a residential property by 10% every year which is present in the rent agreement too. However, if the tenant has agreed to an increase of more than that then the same would apply being a part of the contract.
If the landlord is increasing the rent more than the limit prescribed in the rent agreement then you can move the rent controller of your area.
